Why we started this brokerage

Sellers need an advocate in their corner. Since the National Association of REALTORS® settled the commission lawsuits, a buyer’s broker can no longer see what a seller is offering on the MLS listing, and every aspect of the transaction — from listing to closing — has become negotiable.

We have seen the consequence first-hand: where a seller didn’t offer enough to the buyer’s broker, that shortfall was simply folded back into the negotiation with the seller. Everything is negotiable now, which is precisely why representation matters more, not less.

On the fees

The assumed “standard” is still 6% — 3% to the listing broker, 3% to the buyer’s broker. Our position is the same one that made us reject the additional charges brokerages apply to sellers and buyers: fees cloaked as Administrative, Brokerage or Transaction fees, sometimes as high as $600.

We feel our commission is sufficient.

On the rate

The 3% model has been around for decades, but the market changed. What used to require printed materials, brick-and-mortar offices, photographs developed in a dark room and printed for newspaper advertisements and mailings took an enormous amount of time. It is now done digitally and online, faster and with broader reach. We can present a property with everything buyers expect within a 24-hour period.

Because we use smart business practices, we can reduce our commission. What good does a prestigious address or a large building do for a seller? Why pay for that? Why not sell smarter and check off more boxes for less money?

Florida’s Treasure Coast: Port St. Lucie, Stuart, Jensen Beach, Fort Pierce, Palm City, Hobe Sound and Vero Beach, across St. Lucie, Martin and Indian River counties. We stay inside that footprint deliberately — local knowledge is the part of this job that cannot be scaled.
