A three-bedroom on a saltwater canal in Palm City and a three-bedroom on a dry lot in the same ZIP are different products with different buyers. So are a St. Lucie West 55+ villa and a Fort Pierce historic bungalow four miles apart.
Pricing off a broad city average misses all of it. What actually drives value here is specific: water access and whether it is fixed-bridge or ocean-direct, flood zone and elevation, roof age against current insurance underwriting, impact windows, CDD assessments, and whether a community is age-restricted.
Those are the variables we adjust for in a valuation, and they are the reason an automated estimate can be six figures out on a waterfront home.
Insurance is part of pricing now
Roof age and window protection move both what a buyer will pay and whether their insurance quote kills the deal. We factor it in before listing rather than discovering it during inspection.
Out-of-state buyers dominate
A large share of Treasure Coast buyers are relocating and shopping remotely for weeks before they visit — which is exactly why the 3D tour, floor plan and streaming TV placement are on every listing we take.
Seasonality is real
Buyer traffic swings hard with the season here. Timing your listing well can matter as much as pricing it well, and we will be straight with you about both.
