Fort Pierce is the St. Lucie County seat and the Treasure Coast's most genuinely varied market. Within a few miles you have a historic downtown with a working marina, century-old bungalows on brick streets, mid-century neighborhoods, the barrier island and its beaches, and newer suburban development pushing west.
Price ranges across those areas differ enormously, and the boundaries can be a few blocks wide. A city-level average or an automated estimate applied across them will be wrong in both directions depending on where the home sits.
The downtown and waterfront district has seen sustained investment, and that trajectory matters when pricing nearby homes. A comparable sale from eighteen months ago may not reflect where a specific block is now — one of the few situations where recent, carefully chosen comps beat a larger sample.
