Sebastian is the northern end of the Treasure Coast and one of its last genuinely small-town markets — lagoon frontage, a historic fishing waterfront, and a large platted grid that hides enormous variation house to house.

What Sebastian actually is, market by market

Sebastian sits at the top of Indian River County, where the Indian River Lagoon narrows toward the Sebastian Inlet. It has kept a working-waterfront character that most of the coast south of it traded away decades ago, and buyers who choose Sebastian are usually choosing that specifically.

Much of the residential stock sits in Sebastian Highlands, a large mid-century platted subdivision of quarter-acre lots. Like Port St. Lucie's grid, it means thousands of homes share a lot size and a street pattern while differing enormously in build year, roof age, window protection, addition history and whether the lot backs onto a canal, a preserve or a neighbour.

The other Sebastian is the waterfront: homes along the lagoon and the canal network with access toward the inlet, plus the older streets near Riverview Park and the working docks. Those price on an entirely different basis, and averaging them with the Highlands produces a number that describes neither.

Inlet access, and how far

Sebastian Inlet is the draw for boating buyers, but not every canal reaches it easily. Distance, depth and bridge clearance are three separate questions, and each one moves the price.

Roof and window age

As everywhere on this coast, insurance underwriting decides what a buyer can afford. On a grid of similar-looking mid-century homes it is often the single biggest difference between two listings a block apart.

Which Sebastian you are in

The Highlands, the historic waterfront and the acreage north toward Roseland are three different markets. Choosing comparables from the wrong one is the most common way a valuation here goes wrong.

Protected land nearby

Pelican Island and the surrounding refuge and conservation land cap how much can ever be built here. That supports value, and it also means a lot bordering preserve is not the same product as one bordering a future subdivision.

Sebastian is the most affordable end of the Treasure Coast, which makes the listing-side percentage matter more, not less - there is simply less equity to give away.
