Nine things, none of them optional extras
There is no package tier and no upgrade path. Every listing we take gets the full production.
Licensed Appraiser Pre-Appraisal included
An independent valuation before the home goes to market, covered by the retainer. Pricing starts from a professional opinion, not a guess.
HDR bracketed photography
Several exposures captured per frame and blended, so the window keeps its view and the room keeps its detail. The single biggest driver of showing requests, and the first thing a buyer judges.
ANSI-accurate floor plans
Measured to the ANSI standard at 99.99% accuracy. Not a sketch, and defensible if anybody questions the square footage later — which on a Florida resale, somebody usually does.
Real 3D virtual tours
A genuinely walkable model of the home that a buyer can move through at their own pace, at any hour, from anywhere. Not photographs set to music — there is a real difference and buyers can tell instantly.
Virtual drone video of the interior
One continuous flight through the property, doorway to doorway. It is the shot that stops a buyer scrolling, and almost no resale listing on the Treasure Coast has one.
Streaming TV marketing
Your property running on Roku, Apple TV, LG, Google TV and other connected platforms, with capability in over 30 languages — which matters on a coast that sells heavily to out-of-state and international buyers.
A dedicated property website
Your home gets its own address on the internet, with every photograph, the floor plan, the tour and the video in one place. One link to send to anyone.
1.5% commission, retainer refunded
A $1,000 retainer, which includes pre-listing appraisal, is paid when we take the listing and will be refunded to you at closing, so your total cost is 1.5%. It commits us to the production above, all of which is paid for before your home reaches the market.
We meet buyers where they start
Online, roughly 95% of the time. Full MLS data, syndication to every major portal, social distribution, and the media buyers keep saying they want but rarely get.
Production is the visible half
The other half is the part that gets a contract to the closing table.
- Appraiser-prepared pricing analysisBuilt from comparable Treasure Coast sales and what is actually going under contract in your neighbourhood.
- Full MLS entry and syndicationEvery field completed — an empty field is a search filter you get excluded from.
- Showing coordination and feedbackScheduling, confirmations, and honest reporting back to you.
- Offer analysis and negotiationCompared on net proceeds and probability of closing, not just headline price.
- Inspection and repair negotiationThe stage where most contracts die. This is where the work is.
- Appraisal supportComparables packaged and delivered to the appraiser before they walk the property.
- Closing coordinationTitle, lender, HOA estoppel and closing agent chased to the table.
