What Stuart actually is, market by market
Stuart sits where the St. Lucie River meets the Indian River Lagoon, and the water is the market. Ocean-accessible dockage, fixed-bridge clearance, dock depth at low tide and seawall condition are not amenities here — they are the primary pricing variables, capable of separating two otherwise identical homes by a very large margin.
Martin County's growth management has been comparatively strict for decades, which constrains new supply in a way Port St. Lucie's does not. The practical effect for sellers is a thinner comparable set: on any given month there may be only a handful of genuinely comparable sales, and a lazy analysis will reach for the wrong ones.
The historic downtown, the Sewall's Point and Hutchinson Island corridors, and the inland neighborhoods off Kanner Highway are effectively three different markets with three different buyer pools, all sharing a Stuart mailing address.
